But do<br \/>\nstudents make good tenants?<\/p>\n<p><strong>Landlords Say Yes to Student Tenants<\/strong><\/p>\n<p>According to the National Landlords Association (NLA) students make excellent<br \/>\ntenants. This may seem surprising to some landlords, especially those who<br \/>\nremember the iconic programme from the 80s \u2013 The Young Ones. A lot of people<br \/>\nview students with suspicion. They think that students will trash the place,<br \/>\nhold wild parties every night, and generally spend much of their time in a<br \/>\ndrugged or drunken stupor. But this is not necessarily the case!<\/p>\n<p><strong>3 Reasons to Let to Students<\/strong><\/p>\n<p>\uf0a7 Fewer rent arrears \u2013 students are a lot less likely to default on<br \/>\ntheir rent. In fact a lot of students pay their rent for the year in advance,<br \/>\nparticularly if the property is in a highly desirable area.<\/p>\n<p>\uf0a7 Fewer void periods \u2013 students are more likely to keep their rooms for<br \/>\na full year, even if they are not always there during the holiday periods. It<br \/>\nis also easy to replace a departing student with a new one thanks to word of<br \/>\nmouth recommendations and advertising via the college or university.<\/p>\n<p>\uf0a7 High rental yield \u2013 the more reputable the college or university, the<br \/>\nmore popular and sought after <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/video.hmo_multi_let.html#watch-demo-anchor\">accommodation<\/a> in the area will be.
