Since 2009, flats have become an excellent<br \/>\ninvestment property for landlords, mainly thanks to huge rises in the London<br \/>\nproperty market. But even if you bought elsewhere, you are still on to a<br \/>\nwinner if you own flats rather than larger properties.<\/p>\n<p><strong>Rising Property Prices in the UK<\/strong><\/p>\n<p>The average cost of a flat in the UK has risen by a whopping 35%. In 2003, the<br \/>\naverage price of a flat was \u00a347k. Today the same flat would cost \u00a3133k. A<br \/>\nsimilar increase in prices for terraced properties is also evident from the<br \/>\nprices published by the Halifax. The cost of buying a buy to let terraced<br \/>\nproperty has gone up by 32% during the same timeframe.<\/p>\n<p><strong>Fluctuations in the Housing Market<\/strong><\/p>\n<p>According to the Halifax:<\/p>\n<p>&#8220;While prices have risen for all <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/video.property_essentials.html#watch-demo-anchor\">property types<\/a>, there have been a number of<br \/>\ndistinct periods of performance in the last ten years. Bungalows and detached<br \/>\nhomes fared best during the downturn, as these property types are less popular<br \/>\nwith first-time buyers. Since 2009, larger property has under performed flats<br \/>\nand terraces.&#8221;<\/p>\n<p><strong>Invest in Property Wisely<\/strong><\/p>\n<p>It is worth bearing this trend in mind if you are looking to expand your<br \/>\nproperty portfolio, especially if you are not looking at long-term<br \/>\ninvestments.
