They are often friends who<br \/>\ncome to stay and then don&#8217;t move out, particularly in the case of student<br \/>\nlets. Another scenario is when a relationship becomes more serious and the<br \/>\ntenant invites his or her lover to move in, only they don&#8217;t bother letting the<br \/>\nlandlord know. Unfortunately, extra tenants can cause all kinds of problems,<br \/>\nlegal and otherwise.<\/p>\n<p><strong>Problems Caused by Ghost Tenants<\/strong><\/p>\n<p>There are many issues created when ghost tenants take up residence in a rental<br \/>\nproperty.<\/p>\n<ul>\n<li>Changed legal status \u2013 extra tenants living in a rental property covering three or more floors could inadvertently turn it into an <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/video.hmo_multi_let.html#watch-demo-anchor\">HMO<\/a>, which may require a landlord to apply for an HMO license.<\/li>\n<\/ul>\n<ul>\n<li>Invalid insurance \u2013 ghost tenants not listed on a tenancy agreement will invalidate a landlord&#8217;s insurance policy.<\/li>\n<\/ul>\n<ul>\n<li>Damage to property \u2013 extra tenants crammed into a small property will inevitably cause more wear and tear on the fixtures and fittings, particularly if rooms are converted into bedrooms without permission.<\/li>\n<\/ul>\n<p><strong>Make Regular Property Inspections<\/strong><\/p>\n<p>Always check your rental properties regularly and look out for signs of extra<br \/>\ntenants in occupation such as mattresses on the floor or complaints from the<br \/>\nneighbours about extra people coming and going from the property.
