The data took the average asking prices for<br \/>\nfour-bedroom homes in popular student towns and cities and compared these<br \/>\nfigures with the average student rents in the same area. The end result is the<br \/>\ngross yield, which tells us what landlords can expect to earn from student<br \/>\nproperties.<\/p>\n<p><strong>Gross Rental Yields<\/strong><\/p>\n<p>You might be forgiven for thinking that student landlords down south would be<br \/>\nachieving the best gross yields on their properties, but in fact the opposite<br \/>\nis true. The top three areas are actually up north:<\/p>\n<p>1. Glasgow \u2013 4.95%<\/p>\n<p>2. Hull \u2013 4.80%<\/p>\n<p>3. Manchester \u2013 4.59%<\/p>\n<p>London is only number 10 on the list, despite the high numbers of students<br \/>\nliving in the capital, which contradicts previous research carried out by<br \/>\ndifferent property firms.<\/p>\n<p><strong>Why Are Rental Yields Higher Up North?<\/strong><\/p>\n<p>The most obvious reason for the significant north-south divide is down to<br \/>\nproperty prices. The property market has remained fairly stagnant in many<br \/>\nnorthern cities whereas property prices are soaring in London and the<br \/>\nsoutheast. This, combined with the increase in demand for<a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/video.setup_wizard.html#watch-demo-anchor\"> rental properties<\/a>,<br \/>\nhas had a big effect on average gross rental yield.<\/p>\n<p><strong>Why Let to Students?<\/strong><\/p>\n<p>Student investment properties are not as lucrative as some other types of<br \/>\nrentals, but they do have a number of advantages. Students are a steady source<br \/>\nof income and as long as you buy a property in a popular area, you won&#8217;t ever<br \/>\nbe short of tenants.
