After all, students need somewhere to live when they<br \/>\nare studying away from home and the income is likely to be regular,<br \/>\nwhich is great for cash flow. But despite the obvious attractions of<br \/>\nbuying HMOs and marketing them at the student sector, landlords from a<br \/>\npopular university city have put their properties up for sale.<\/p>\n<p><strong>Potential Family Homes<\/strong><br \/>\n40 HMOs in the busiest student area of Manchester have all been placed<br \/>\non to the market for a combined total of around \u00a311.4 million. The<br \/>\nproperties have been split into three separate lots and are expected to<br \/>\nattract a great deal of interest. Local residents on one of the affected<br \/>\nstreets are hoping that prospective purchasers will convert the<br \/>\nproperties into family homes, but have described the houses for sale as<br \/>\n&#8220;tatty&#8221; and &#8220;damp&#8221;, so any landlord looking to expand his or her<br \/>\nproperty portfolio may have to spend money on them.<\/p>\n<p>One resident&#8217;s association spokesperson has been quoted as saying:<\/p>\n<p>\u201cWe would love more of the houses in our area rented out to families.<br \/>\nThe students themselves are lovely but the problem is in summer when<br \/>\nthey all leave and it\u2019s like a ghost town.\u201d<\/p>\n<p><strong>Competitive Halls of Residence<\/strong><br \/>\nIn recent years, landlords have been able to cash in on demand for<br \/>\nstudent properties because purpose built <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/video.hmo_multi_let.html#watch-demo-anchor\">student accommodation<\/a> has been<br \/>\nin very short supply. On this occasion, however, local halls of<br \/>\nresidence are providing landlords with some stiff competition and<br \/>\nstudents are choosing to stay in halls rather than off campus.<\/p>\n<p>It will be interesting to see if this is a pattern that emerges in other<br \/>\npopular university cities, or whether Manchester is just a blip.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Student buy to let property has traditionally been viewed as a gold mine by many landlords.
