{"id":1527,"date":"2015-07-13T09:15:35","date_gmt":"2015-07-13T09:15:35","guid":{"rendered":"http:\/\/www.propertyportfoliosoftware.co.uk\/blog\/?p=1527"},"modified":"2015-07-13T09:15:35","modified_gmt":"2015-07-13T09:15:35","slug":"shelter-no-longer-supports-hard-rent-controls","status":"publish","type":"post","link":"https:\/\/www.propertyportfoliosoftware.co.uk\/blog\/shelter-no-longer-supports-hard-rent-controls.html","title":{"rendered":"Shelter No Longer Supports \u201cHard Rent Controls\u201d"},"content":{"rendered":"<p>Housing charity, Shelter, has previously been very much in favour of rent controls, but according to a story in the Guardian newspaper, it has now changed its mind.<\/p>\n<p><strong>Shelter Commissions Research<\/strong><br \/>\nResearch commissioned by Shelter and carried out by the University of Cambridge indicates that \u201chard rent controls\u201d would discourage <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/video.property_purchase_and_selling.html#watch-demo-anchor\">landlord<\/a> investment and lead to tenants having poorer choices in the private rental sector. 31% of landlords surveyed said they would sell their buy to let properties if rents were frozen and the researchers warned that this could lead to the development of a housing \u201cblack market\u201d.<\/p>\n<p>\u201cIn practice, hard <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/video.automatic_rent_payments.html#watch-demo-anchor\">rent<\/a> controls tend to create a two tier system in which some homes are subject to rent caps, while a formal or informal unregulated sector emerges that houses those in most need who do not benefit from the caps,\u201d researchers said.<\/p>\n<p><strong>More Stability for Tenants<\/strong><br \/>\nThe report suggests that rather than hard rent controls, the introduction of five-year tenancies where rent rises are limited to inflation could provide a much greater level of security for tenants:<\/p>\n<p>\u201cAs the charity for people experiencing bad housing or homelessness, our first priority is tenants. That\u2019s why although many have called for rent caps as the solution, we have found that this could add fuel to the fire by pushing landlords out of the market and making it even harder for renters to find a home they can afford.<\/p>\n<p>\u201cThis research is further proof that the government should give renters the stability they need to put down roots and save for their future by introducing longer-term tenancies with rent increases that can\u2019t go above inflation.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Housing charity, Shelter, has previously been very much in favour of rent controls, but according to a story in the Guardian newspaper, it has now changed its mind.
