But a recent survey conducted by Home.co.uk has shown<br \/>\nthat there are some surprising anomalies in the profitability (or<br \/>\nnot) in some parts of the UK.<\/p>\n<p><strong>North \u2013 South divide<\/strong><\/p>\n<p>It doesn\u2019t take a genius to figure out that properties in London are<br \/>\ngoing to offer far higher returns than a deprived part of Teeside,<br \/>\nand sure enough, some of the best performing rental areas are in<br \/>\nLondon. However, rather surprisingly, the areas that are the worst<br \/>\nperforming in terms of return on investment are spread right across<br \/>\nthe UK.<\/p>\n<p><strong>Don\u2019t buy beside the seaside<\/strong><\/p>\n<p>Three of the worst performing areas are popular seaside resorts in<br \/>\nKent: Margate, Ramsgate, and Broadstairs. I don\u2019t know why this is<br \/>\nthe case, but the figures indicate that you would lose money even<br \/>\nowing a property in any one of these towns, irrespective of whether<br \/>\nyou were unable to find a tenant (and that wouldn\u2019t be easy either<br \/>\nsince the average void period here is 134 days).<\/p>\n<p><strong>Do your research<\/strong><\/p>\n<p>It is always sensible to do your research before investing in a new<br \/>\narea. Ask <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/letting_agent_manager.prod.html\">agents<\/a> how easy it is to find tenants and check out what<br \/>\nthe average property prices and rental incomes are. Think about what<br \/>\ntype of tenant you are targeting and find something to suit.
