One of these is a cap on<br \/>\nthe amount of money benefits claimants are entitled to. This cap is<br \/>\nintended to ensure families and individuals are always better off<br \/>\nworking as opposed to <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/video.lha_tenants.html#watch-demo-anchor\">claiming benefits<\/a>. The benefit cap is currently<br \/>\nbeing tested in four London boroughs and will go &#8220;live&#8221; in the rest<br \/>\nof the country towards the end of the year.<\/p>\n<p><strong>How will the benefit cap affect landlords?<\/strong><\/p>\n<p>Until the Universal Credit comes into effect in October, deductions<br \/>\nmade as a result of the cap will be taken from the Local Housing<br \/>\nAllowance element of benefit payments. This will inevitably mean that<br \/>\nmany tenants cannot afford to pay their monthly rent and unless they<br \/>\nfind a way of making up the shortfall from the rest of their benefit<br \/>\npayment, rent arrears will soon be on the increase.<\/p>\n<p>The NLA believes that landlords could end up out of pocket as a<br \/>\nresult of the changes. Indeed, a recent survey carried out suggests<br \/>\nthat increasing numbers of landlords are abandoning the social<br \/>\nhousing sector because they are concerned about the prospect of rent<br \/>\narrears.<\/p>\n<p><strong>Supply and demand<\/strong><\/p>\n<p>In some parts of London demand for rental housing is so high that<br \/>\nlandlords do not need to let to tenants in receipt of benefits.<br \/>\nUnfortunately, the private rental market plays a big part in<br \/>\nproviding housing to tenants on a low income, so if <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/demos.html\">landlords<\/a> do<br \/>\nstart to pull out of the sector, a lot of families could end up<br \/>\nhomeless.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>In an attempt to reduce the annual welfare bill, the government is introducing a number of stringent reforms.
