So if your letting agent has some of your<br \/>\nmoney in the form of deposits and rent payments, you could still lose<br \/>\nit all if they go bust.<\/p>\n<p><strong>Why use a letting agent?<\/strong><\/p>\n<p>For some landlords, a letting agent is a useful intermediary. If you<br \/>\nare an absentee landlord or you don\u2019t have time to manage your<br \/>\nproperties, a letting agent can do much of the hard work on your<br \/>\nbehalf. They can find you tenants and manage the everyday business of<br \/>\nrunning a rental property. All you have to do is pay their fees and<br \/>\npocket the rental income. Unfortunately, not all letting agents are<br \/>\nscrupulous\u2014some dip into clients money for their own use and others<br \/>\nsimply mismanage their finances and end up going out of business as a<br \/>\nresult.<\/p>\n<p><strong>How can <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/landlords_property_manager_professional.prod.html\">landlords<\/a> protect their interests?<\/strong><\/p>\n<p>Dealing with letting agents who are registered with an industry<br \/>\nombudsman means you have an avenue for complaint if things go wrong,<br \/>\nbut it won&#8217;t necessarily protect your money. Before signing up with a<br \/>\nletting agent, it is a good idea to check whether they are registered<br \/>\nwith a client money protection scheme. If they are, your rights are<br \/>\nprotected and if the agent subsequently goes out of business, your<br \/>\nmoney is safe.
