The Mail cites falling house prices and the availability of buy<br \/>\nto let mortgages as two of the main reasons for the buy to let boom.<br \/>\nSo just who are these new <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/index.php?cmd=videos&amp;prod=lpm\">landlords<\/a> and why are they taking the<br \/>\ndecision to capitalise on rental properties?<\/p>\n<p><strong>Existing Property Owners<\/strong><\/p>\n<p>Not everyone wants to sell a property when a house move is on the<br \/>\ncards. Some families are forced to move for employment reasons, but<br \/>\nrather than selling the family home, they are letting it out instead.<br \/>\nFor many, this approach makes perfect sense. Your mortgage is covered<br \/>\nby rental income and you have a nice nest egg waiting in the wings<br \/>\nshould you decide to sell at a later date.<\/p>\n<p><strong>Investment Opportunists<\/strong><\/p>\n<p>In some areas, rental properties are in big demand and there are<br \/>\nmultiple tenants fighting over a handful of homes. If a house or flat<br \/>\nhappens to come on to the market at a decent price, there are plenty<br \/>\nof would-be landlords eager to snap it up and capitalise on the<br \/>\nrental income it is capable of generating.<\/p>\n<p><strong>Pension Income<\/strong><\/p>\n<p>The traditional way of saving for retirement has always been to pay<br \/>\ninto a pension plan.
