So imagine how you<br \/>\nwould feel if you went to visit one of your <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/SoftwareDemos\/Creating_tenancy_V8\/\">rental properties<\/a> and<br \/>\ndiscovered there was nothing left but a vacant plot of land and a<br \/>\npile of rubble? Well that&#8217;s exactly what happened to one landlord!<\/p>\n<p><strong>Council Bulldozers Moved In<\/strong><\/p>\n<p>The property in question was one of three located in the middle of a<br \/>\nregeneration scheme. The council had issued a compulsory purchase<br \/>\norder on the property, but although the council and landlord had been<br \/>\nin negotiation prior to the demolition, the landlord had not yet<br \/>\naccepted a final offer. So you can imagine the landlord&#8217;s surprise<br \/>\nwhen he belatedly discovered the council had sent bulldozers in and<br \/>\nreduced his house to dust.<\/p>\n<p><strong>A Danger to the Public<\/strong><\/p>\n<p>The council&#8217;s excuse for demolishing the house was that it had been<br \/>\nin a dangerous condition. They allege that the properties had<br \/>\ndeteriorated badly and were a danger to the public, therefore they<br \/>\nhad to come down. The <a href=\"http:\/\/www.propertyportfoliosoftware.co.uk\/landlords_property_manager_professional.prod.html\">landlord<\/a> does not believe this explanation: he<br \/>\nclaims he received zero documentation and was not given a chance to<br \/>\naccept any offer of financial recompense for his loss. He added:<\/p>\n<p>&#8220;I have been treated with utter contempt. I will be taking this to<br \/>\nthe local authority ombudsman.&#8221;<\/p>\n<p><strong>How Do Compulsory Purchase Orders Work?<\/strong><\/p>\n<p>According to Newcastle Council: &#8220;For landlords, offers of<br \/>\ncompensation are based on the current value of the property, together<br \/>\nwith certain statutory expenses to help them buy a replacement<br \/>\nproperty and, in some cases, an additional loss payment.
