Are you the Landlord From Hell?

As landlords, our worst nightmare is the Tenant From Hell.

The Tenant From Hell knows the system backwards and uses this knowledge to live rent-free in your property.

Just as much as we fear the Tenant From Hell, tenants fear the Landlord From Hell as much as we fear the Tenant From Hell. The Landlord From Hell never addresses property problems, raises rents without notice and can never be contacted when needed.

Remember: Property is a ‘people‘ business and there is nobody more important to your property business than your tenant!

So how do you show your tenants that you are not the Landlord From Hell?

The easiest way to show a tenant that you are not the Landlord From Hell is to show them how serious you are about your property business and how well organised you are. Show them that you are not a ‘passive landlord‘ and that property is an important part of your business.

Here’s a tip: create a Tenant Welcome Pack that provides the tenant with all the essential information about your property when they move in to it.

A typical Tenant Welcome Pack would contain the following information:

Your contact details
A list of all the utility suppliers (e.g. gas, water, electricity suppliers etc)
A list of certificates (e.g. gas safety, electricity safety, energy performance etc)
A list of relevant insurances (e.g. appliance cover, boiler cover etc)

With cash flow now the biggest issue facing landlords, many are looking at ways of increasing rents. Well, remember that people have the mentality of paying ‘premium rates‘ for ‘premium services‘.
